High mountain ranch land at 8,700 feet elevation with 73 acres and a seasonal live stream near Groundhog Lake. Located in Hunt Unit 71, which qualifies for over-the-counter elk tags, close to where the Boone and Crockett all time world record typical mule deer was harvested. This in-holding is surrounded by privately owned large ranches and includes Beaver Creek running through the western side, 2 dirt tanks, and 2 springs, which combined keep the wildlife abundant: mule deer, elk, brown bear, coyote, bobcat, and grouse. There are spectacular building sites with mountain and valley views to build a cabin, or pull in an RV for the summer; with an electrical pedestal, septic system and cistern that are already in place. The night sky has one of the darkest sky ratings in the contiguous United States. The land is within two miles to the San Juan National Forest which encompasses 1.8 million acres, or two miles north to fishing for cutthroat and rainbow trout at the 700 acre Groundhog Reservoir and State Wildlife Area. Groundhog Reservoir is located about 31 miles north of Dolores, CO, or 50 miles from Telluride, CO. Groundhog Reservoir is a wake-less lake and has a convenience store, liquor store, weekend cafe, and occasionally hosts some local live music. Area residents come here to enjoy snowmobiling, four wheeling and hiking the two 12,000'+ mountain peaks known as Lone Cone Mountain and Groundhog Peak. This location is only accessible by snowmobile in the wintertime and about 45 minutes from services in the town of Dolores.
